UK Build-to-Rent operator Native Residential appointed at first phase of Station Hill Reading

May 2023

Lincoln Property Company (LPC) and MGT Investment Management (MGT), have partnered with Native Residential to provide UK operational management expertise on its first phase 598 Built-to-Rent (BTR) homes at Station Hill, Reading.

Station Hill is the landmark, £850m, mixed-use regeneration project transforming the face of Reading. Setting new benchmarks in sustainability, technology and community wellbeing, the development’s location adjacent to Reading’s mainline and Elizabeth Line station, provides the next level in mixed-use urban regeneration delivering a new 2.5m sq ft district for Reading and acting as the new gateway to Reading town centre and the Thames Valley.

The first two BTR apartment buildings at Station Hill are available from this summer and will be known as Ebb&Flow. The name represents the geographic coming together of the River Thames and River Kennet which has historically been of strategic and economic importance to the town and its people. The project has also taken inspiration from the waterways in the landscaping design with over 2 acres of public realm at Station Hill which will improve the town’s connectivity.

Residents of Ebb&Flow will benefit from inclusive co-working spaces, resident club lounges, private dining rooms, pocket parks and bio-diverse roof terraces complemented by an array of independent and boutique ground floor convenience and leisure activities across the estate.

The Ebb&Flow design is notching up a number of accreditations including a Fitwell 3-star rating, a WiredScore platinum rating recognising the building’s digital connectivity, and it has now been recognised as the first residential development in England to achieve an Active Score Platinum rating, a recognition of the building’s sustainability and great cycle links.

The coming together of Native Residential’s UK operational expertise with Lincoln Property Company’s extensive experience developing and operating residential communities across Europe and the United States offer a differential level of service-led amenities that the regional UK BTR market has not seen before. The shared values in community-centric operations and digital marketing ensure the ambition to deliver a high-quality living experience set within a thriving place made neighbourhood for both the community and residents to enjoy.

Ebb&Flow provides a wide range of quality apartments including studios, 1, 2 and 3 bed with contemporary bespoke furnishings, enhanced floor-to-ceiling heights, backed up with an array of the latest private amenities and the service-led management expertise- a unique proposition making Ebb&Flow the ultimate urban living experience in the South East.

Alex Aitchison, UK Managing Director at Lincoln Property Company, said: “We are delighted to welcome Native Residential as our local Build-to-Rent operating partner to ensure the vision for Station Hill becomes a reality.

“Ebb&Flow is a unique living proposition at a time when there is a surge in housing demand matched with a significant undersupply of professionally managed homes with a wide variety of amenities.

“This scheme fits in well with the wider Station Hill placemaking and the mix of uses is now coming alive. We look forward to growing the community for generations to come.”

Alec Newton, Director of Origination at Native Residential, said: “It’s incredibly exciting to be appointed on the first phase of Station Hill. We look forward to working closely with the LPC and MGT teams to ensure the success of this major new BTR destination.

“Native’s appointment recognises our track record in operating best-in-class living assets of scale in prominent urban locations where we pride ourselves on delivering exceptional service, consistent performance and comprehensive reporting for our clients.
