The Masterplan

 

The interactive Masterplan drawing below illustrates the redevelopment proposals for Station Hill which follow the guidelines contained in the Borough Council’s Approved Concept Statement for the Area. The proposals incorporate residential development, small scale retail close to the station, Burlinghams Mill converted to a hotel and new areas of public open space and children’s play areas across the site. Key features of the Masterplan include:

• High quality, active and well defined Station Square with mixed uses including small scale retail and indoor leisure uses to support the vibrancy of this entry space into and from Bury St Edmunds
• Retention of the key view from the Station to St John's Church spire
• Adjoining Station Master’s Garden renovated and improved with sensitive enclosure of the space
• 3 & 4 storey residential frontages onto Station Hill, taking scale reference from The Forum development and responding to the location near the station and connection to the nearby town centre
• Landmark building to compliment the landmark tree and pub on the roundabout junction of Station Hill and Tayfen Road
• Landscape buffer to the retained car showroom south of the site forming a green walkway to the adjacent recreation space
• Strong visual and physical link to Burlinghams Mill at the centre of the development
• A new Mill Square in front of Burlinghams Mill with a network of street connections to the station, Station Hill, derelict open space and open space to the west. New high quality crescent adjacent to the recreation space, with a view to this being developed as a park facility
• Street connection to the far west of the site through a “woodland” character area and link through to the open space beyond
